New highrise hotel planned for Plano's Legacy West (2018/8/6 Bill Hethcock – Dallas Business Journal)

high-rise hotel to be operated by Tokyo-based Kintetsu Hotel Group will be constructed as part of the redevelopment of J.C. Penney's former headquarters in Plano's booming Legacy area, according to city documents and a published report.

 

The 10-story, 250-room hotel is planned on Legacy Drive in the 1.3 million square foot redevelopment being led by Dallas developer Sam Ware, according to the Dallas Morning News and documents filed with Plano's Planning and Zoning Commission.

 

Ware’s company, Dreien Opportunity Partners, is leading renovations of the 27-year-old J.C. Penney offices into spaces for multiple tenants. Dreien bought the property in 2016 for $353 million and is spending more than $60 million to remodel the existing office buildings while working on additional construction on the surrounding land.

 

The complex has been renamed the Campus at Legacy West. Technology company NTT Data has leased a big block of the office space.

 

"We are very excited to have Kintetsu Hotel Group out of Tokyo," Ware said in an email, according to the DMN. "They came to serve Toyota and NTT Data and other surrounding businesses."

 

The hotel tower and five-story parking garage would be the first major addition to the property, which includes more than 40 acres of land surrounding the offices.

 

Dallas-based Merriman Anderson Architects reportedly is designing the hotel. Edward Bogel and David Davidson Jr. of Dallas-based Davidson Bogel Real Estate, DB2RE, are the brokers on the Campus At Legacy West’s ancillary land.

 

Kintetsu Group Holdings is a transportation, logistics and retail conglomerate with hotels in Japan and California. One of its best known brands is the Miyako Hotels & Resorts, but it also operates properties under the Westin and Sheraton flag.

 

Ware recently nixed plans for more than 1,000 apartments in the Campus at Legacy West after objections from some Plano residents.

 

The campus is surrounded by the more than $3 billion mixed-use Legacy West development, which houses new offices for Toyota, JPMorgan Chase, Boeing, Liberty Mutual Insurance, FedEx Office and NTT Data.

 

The Legacy West development includes a 304-room Renaissance Hotel, and construction is under way on a Marriott Autograph Hotel in the area.
